65 Parkside Drive Cutis 7, LLC has purchased land at 65 Parkside Drive, located at the corner of Parkside Drive and International Drive in Colorado Springs from Millstream Properties based in Utah. Curtis 7 purchased the property for a long term, strategic hold; paying $4.00 psf for the 2 acre parcel. The group plans to develop a 16,000 medical building for lease or purchase later in the year. According to Link, Millstream Properties is planning on building 16,000 foot transitional care facility on the adjacent lot. The two story building, 16,000 foot building is expected to be completed by the end of 2010. Cascade Commercial Group facilitated the transaction for both parties. Ted Link

They will be expanding on the third floor, relocating from their current office and taking 10,000 feet that was once occupied by John Lang Homes. 455 East Pikes Peak, Ste 210 Center City Plaza, 455 East Pikes Peak, also added 2 tenants to its building rooster. Amedisys Home Health Care, a national home health care agency opening up for the first time in Colorado Springs, leased 2,682 square feet. Amedisys Hospice will also be renting a 3,024 square foot space in the building. With the addition of these two leases, the occupancy rate at Center City Plaza is now 80%. Bethesda Real Estate Group put in over $600,000 of improvements to the common area in the last 18 months, according to Link who represented the landlord. Ted Link

He lease 2,520 square feet at 1920 Vindicator, taking advantage of space previously occupied by another dentist. The building now is approximately 75% leased, according to Mr. Link, who represented Dr. Corr in the transaction. Mr. Link said, medical buildings that are priced right are still appealing to medical office users. This building has a good tenant mix with only a couple of spaces available to rent. Dr. Corr will be a solo practitioner making him the second endodontist that has recently gone to the north end of Colorado Springs in search of patients. Dr. Corr rented approximately 2,500 feet. 620 South Cascade Cascade Commercial Group completed the sale of 620 South Cascade Avenue on January 21. Cascade Commercial Group represented Graeme Cloutte of Cloutte & Associates, P.C. a local CPA firm. Mr. Cloutte purchased the 16,000 foot building for $2,115,000. “We looked at many opportunities but this location and property were extraordinary.” The building is now 100% occupied.
